Reservations, Billing, & Payments
How do I reserve one or more of your homes?
To reserve a home, you should complete the online rental application. Once we receive the online application, you will be emailed an invoice for the total due. You will also need to download the application to be completed and mailed to:

A nonrefundable reservation deposit of $800 per week per house must be sent with the application. When your reservation is confirmed, the $800 nonrefundable deposit is used toward your rental.
All money for the balance of the rental is due 90 days prior to check in. Failure to pay the balance as stated on invoice results in a cancellation of your reservation and releases the property to be re-rented. The nonrefundable deposits or portions thereof are forfeited. If not using the online reservation, please print our application and return it with your deposit to us.
Must be 25 years of age and no pets allowed.
What forms of payment do you accept?
We accept Amex, Visa, MasterCard, wire transfers, money orders, cashier's checks, personal checks, and cash.
What is your cancellation policy?
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty.
What is your storm policy?
No refunds will be given unless The National Weather Service orders mandatory evacuations of the area.
How much are the taxes?
Rental rates are subject to 13 % tax in Osceola County
Do your homes have private pools?
Yes, all homes advertised on our website have private pools with the exception of the town-home #0117.
Do your homes have a washer and dryer?
Yes, all homes advertised on our site have washers and dryers for you to use.
Do your homes have maid service?
No, your home is cleaned and set up before you arrive, but there is no daily maid service provided. We do offer a "mid-stay" clean at the going rate.
What is the maximum number of people allowed?
Florida law states two (2) per bedroom plus two (2) additional persons for sleeper sofas, cribs or roll-aways. Our largest home has seven-bedroom and can accommodate a maximum of 16 people.
Are your homes in gated communities?
All of our homes are in gated communities, and some of our homes also have guarded gates. This information is located in each of the homes' descriptions. You will be given this information the day of arrival for check-in.
How close are your homes to Walt Disney World?
All of our homes are within ten miles of Walt Disney World's property.
Do you allow smoking in your homes?
All homes are non-smoking units. Any guest found in violation of this policy will be asked to leave, and all monies for reservation will be forfeited. If found after your departure, your entire security deposit will be charged.
What are your check-in and check-out times?
Check-in is no earlier than 4:00 p.m. and check-out is no later than 10:00 a.m.
What is a "self-catering" home?
All our homes are self-catering, meaning that the guests take care of their own meals, laundry needs, cleaning, and straightening up during their stay. Guests are also responsible for providing their own paper towel, toilet paper, garbage bags, cleaning soap, detergents, laundry soap, shampoo, and personal products. There is also minor maintenance to the home, including changing light bulbs and topping up pool water for example. Guests are also responsible for cleaning the grill during their stay and before check-out, as well as refilling gas bottles used during your stay.
